For Residential Renters
Rental Policy

or national origin. We also comply with all state and local fair housing laws.
General Residential Rental Procedure:
Residential Rental Application Process
- Application should be completed in FULL. (See Online Rental Application below)
- Include with application:
- Two most recent paystubs
- If self employed, last year's tax return
- Copy of valid driver's license or picture ID
- Application payment of $45 for each adult, or $65 for each married couple
- Recent photo of pet
- To "hold" a property during the application process include security deposit and first month's rent.(Payable by
money order or cashier's check)
- Applications are processed in order received.
- Applications continue to be received until a rental agreement is signed and initial payment has been made.
- Allow to 2 to 3 business days to process your application, possibly longer if references are difficult
to contact.
- A credit and criminal background check is performed. If we should be aware of any related issues
please explain.
- Prior landlords are contacted to verify rent payments have been made.
- Employment is verified.
Once Approved
- Residential Rental agreement is signed by renter and property owner.
401-T Residential Rental Contract
- Copies of the agreement are supplied to renter and property owner.
- If not yet provided, security deposit and 1st month rent is due.
- Once agreement is signed and payment received, a move-in inspection is scheduled and performed.
415 Move-In Inspections Forms
- Day of move-in, keys are given.
Maintenance of the Property
Expiration of Residential Rental Agreement
- A reminder notice is delivered 60 days prior to expiration of the agreement.
- The owner will have notified Devalle Realty as to whether or not allowing a re-newal agreement.
- If not, a move-out inspection is performed and anything above ordinary wear and tear is repaired
and deducted from the security deposit. Receipt of work performed is provided.
